Terms and Conditions

These Terms and Conditions govern the use of btogroupreno.sg and enquiries,
reservations, purchases, group-renovation packages and renovation services
offered by BTOGROUPRENO.SG PTE. LTD (“BTO Group Reno”, “we”, “us” or “our”).
“Customer”, “you” and “your” refer to the person using the website, submitting
an enquiry, making a reservation or payment, placing an order or accepting a
quotation or renovation contract.
By using this website, submitting an enquiry, paying a deposit, joining a
renovation group, placing an order or accepting a quotation, you confirm that
you have read and accepted the applicable Terms and Conditions.
Where a written quotation, order confirmation or renovation contract has been
accepted, that document forms part of the agreement. If there is any
inconsistency, the accepted written quotation or contract will take priority.
1. Website Use
You may use this website only for lawful purposes. You must not interfere with
its operation, attempt unauthorised access, submit false information, introduce
malicious code or use website content in a manner that infringes another
person’s rights.
We may suspend or restrict access where reasonably necessary for security,
maintenance, legal compliance or protection of the website and its users.
2. Website Packages and Preliminary Pricing
Prices, drawings, renders, floor plans, product information and package
descriptions displayed on this website are preliminary and are provided for
planning and comparison.
Unless expressly stated otherwise, website information is not a final quotation.
Final pricing may depend on actual site measurements, selected materials, final
drawings, quantities, existing site conditions, access restrictions, authority
requirements, additional works, omissions and the final written quotation or
contract accepted by the customer.
No product, fitting, feature or work will be treated as included merely because
it appears in a concept image, render, sample photograph or general description.
The accepted written scope will determine what is included.
3. Promotions and Savings Claims
Advertised discounts, free items, promotional benefits and estimated savings may
be subject to package eligibility, qualifying scope, confirmed participation,
minimum purchase requirements, validity periods, material availability and
project-specific conditions.
References to potential savings of 20%, 35% or another amount may relate to
factory-direct supply, selected material comparisons, package comparisons or
specific promotional scopes. They are not automatically discounts on the entire
renovation contract.
No promotional saving is guaranteed until its eligibility and conditions have
been confirmed in writing.
4. Group Renovation Packages
Group Renovation allows qualifying homeowners from the same BTO project, estate
or approved project group to coordinate selected procurement, production,
renovation and installation works.
Group savings depend on the number of confirmed qualifying households, selected
package, qualifying scope, materials, specifications, location, logistics,
production scheduling and project-specific conditions.
Unless otherwise stated for a specific project, indicative tiers may include:
- 5 qualifying households: up to 5% group saving;
- 10 qualifying households: up to 10% group saving; and
- 20 qualifying households: up to 15% group saving.
These tiers are indicative and are not guaranteed until the required number of
qualifying customers, scopes and payment requirements have been met and confirmed
by BTO Group Reno.
If the required participation level is not reached, the customer may be offered
a lower applicable tier, the standard package price, an alternative package,
transfer to another available group, or a refund or credit option where expressly
provided under the applicable reservation terms.
5. Commitment Deposit
A commitment deposit may be required to reserve a customer’s place in a Group
Renovation project. The applicable amount and basic refund conditions will be
displayed before payment or stated in writing.
Unless otherwise stated before payment:
- the deposit reserves the customer’s place in the selected group;
- it is separate from the displayed package price unless stated otherwise;
- it does not by itself constitute acceptance of a final renovation contract;

before the applicable group is confirmed, the customer may request a refund in
accordance with the terms displayed at the time of payment;

where website credit is offered, the available refund or credit options will be
stated before selection; and

after acceptance of a quotation, commencement of chargeable design work,
ordering of materials or commencement of fabrication, the deposit may be applied
toward the contract sum and may become non-refundable to the extent permitted by law.
Approved refunds will ordinarily be processed within 7 to 14 business days,
excluding additional processing time required by banks, card companies or payment
providers.
Where a deduction is made, BTO Group Reno will provide a reasonable explanation
of its basis.
6. Orders and Stage Payments
An online order or payment remains subject to payment verification, product and
material availability, project eligibility, confirmation of the property and unit
type, site measurement where applicable, acceptance by BTO Group Reno and execution
of any required quotation or contract.
Remaining amounts will be payable according to the payment schedule stated in the
accepted quotation or renovation contract. Payment stages may include booking,
design confirmation, commencement, procurement, fabrication, installation,
substantial completion and handover.
Late payment may result in suspension, rescheduling or a reasonable extension of
the project timeline.
7. Final Quotation and Contract
The final quotation or renovation contract will define:
- the confirmed scope and exclusions;
- quantities and dimensions;
- materials and specifications;
- drawings and design references;
- payment schedule;
- estimated timeline;
- permit responsibilities;
- customer-supplied items; and
- warranty and project-specific conditions.
The customer is responsible for reviewing the quotation, drawings and
specifications before acceptance.
8. Site Measurement and Existing Conditions
All dimensions remain subject to verification at the actual property. The
customer must disclose known leakage, concealed services, structural issues,
unauthorised alterations, pests, hazardous materials, access limitations,
existing defects and third-party works that may affect the project.
BTO Group Reno is not responsible for inaccurate customer-provided measurements,
floor plans or third-party information unless it has expressly accepted
responsibility for verifying them.
Concealed or unforeseen conditions may require additional investigation, revised
work methods, additional cost or an extension of time. Additional works will be
communicated before proceeding, except where immediate temporary action is
reasonably necessary to prevent injury or further damage.
9. HDB, MCST and Building Requirements
Renovation works are subject to applicable HDB rules, MCST by-laws,
building-management conditions, authority requirements, safety requirements,
permitted working hours and applicable electrical, plumbing and gas regulations.
Where permit application or coordination is expressly included in the quotation,
BTO Group Reno will assist with or submit the relevant application.
The customer remains responsible for:
- providing accurate ownership and property information;
- signing owner authorisations;
- obtaining co-owner, landlord or MCST consent where required;
- paying deposits or charges not expressly included in the quotation; and
- providing lawful and timely access to the property.
Any design or work prohibited or rejected by an authority or building management
may need to be changed or removed from the scope.
10. Drawings, 3D Renders and VR Previews
Drawings, 3D renders, VR previews, mood boards and visual references are design
representations. Completed works may differ reasonably because of actual site
dimensions, lighting, screen settings, material batches, technical requirements,
product availability, building restrictions and approved installation details.
Technical drawings and confirmed material selections take priority over purely
illustrative images.
Free design concepts may be subject to package eligibility, limits on the number
of concepts, revision rounds and room coverage.
11. Variations and Additional Works
A variation includes a customer-requested or site-required change to scope,
dimensions, quantities, materials, colours, hardware, appliances, drawings,
layout, site requirements or installation method.
Variations may affect price and completion time. A variation may be confirmed by
signed variation order, email, WhatsApp message, approved revised drawing,
customer portal approval, payment request or another written record accepted by
both parties.
No variation will be treated as included in the original contract sum unless
expressly confirmed in writing.
12. Materials and Product Appearance
Samples, photographs, renders and website images are illustrative. Natural and
manufactured materials may show reasonable variations in colour, grain, shade,
texture, pattern, joint location and appearance.
Materials viewed under showroom lighting, daylight, mobile devices or computer
screens may differ from their appearance at the completed property.
Where a specified product becomes unavailable, an equivalent alternative may be
proposed for customer approval.
Minor variations that do not materially affect function or the overall approved
design will not ordinarily constitute a defect.
13. Customer-Supplied Items and Third-Party Works
The customer must provide accurate specifications and installation requirements
for owner-supplied appliances, fittings, furniture and equipment.
BTO Group Reno is not responsible for defects, incorrect specifications,
incompatibility, late delivery, manufacturer warranty issues, third-party damage
or delays caused by owner-supplied products or third-party contractors, except to
the extent directly caused by BTO Group Reno’s own negligence or breach.
Additional work required because of an incorrect, delayed or changed
customer-supplied item may be treated as a variation.
14. Project Schedule
Project dates are estimates unless expressly guaranteed in writing.
Timelines may be affected by permits, management restrictions, material
availability, supplier delays, public holidays, customer decisions, late payment,
variations, unavailable access, third-party contractors, concealed conditions,
authority directions and circumstances beyond reasonable control.
Where progress is delayed by late customer approval, late payment, changes,
unavailable access, owner-supplied items or third-party works, the estimated
completion date may be extended by a reasonable corresponding period.
BTO Group Reno will use reasonable efforts to communicate material schedule changes.
15. Customer Responsibilities
- Provide accurate contact, property and project information.
- Ensure lawful and timely access to the premises.
- Obtain owner, landlord, co-owner or MCST approval where required.
- Make payments by the agreed deadlines.
- Review and approve drawings, materials and variations promptly.
- Disclose relevant site conditions.
- Remove or protect valuables and personal belongings.
- Keep children, pets and unauthorised persons away from active work areas.
- Coordinate customer-appointed contractors and suppliers.
16. GST and Payment Processing
Where BTOGROUPRENO.SG PTE. LTD is required to charge GST, consumer-facing prices
will be displayed or quoted as GST-inclusive unless otherwise permitted by law.
The applicable GST amount and final total will be reflected in the quotation,
invoice, order or checkout summary.
Card, digital-wallet and other online payments may be processed by third-party
providers. Bank-transfer and PayNow payments may require manual verification.
17. Cancellation and Refunds
Cancellation and refund rights depend on the order type, group status, accepted
package terms, work performed, design completed, site services provided, materials
ordered, supplier charges, fabrication commenced and the accepted quotation or
contract.
A refund following cancellation may be reduced by the reasonable value of design,
measurement, site, administrative and permit work completed; materials ordered;
supplier cancellation charges; fabrication commenced; delivery or storage charges;
and other non-recoverable project costs.
Custom-made products, completed design work, specifically ordered materials and
fabrication already commenced may be non-refundable to the extent permitted by law.
Where deductions are made, a reasonable written breakdown will be provided upon
request.
Nothing in this section removes statutory rights or remedies that cannot lawfully
be excluded.
18. Inspection, Defects and Warranty
The customer should inspect completed works at handover and report visible defects
as soon as reasonably possible.
The applicable warranty period begins from handover or another date stated in the
accepted contract or warranty document.
BTO Group Reno must be given a reasonable opportunity to inspect and rectify an
alleged defect before another contractor is appointed, except where immediate
emergency action is reasonably required.
Warranty does not normally cover:
- normal wear and tear;
- misuse or accidental damage;
- failure to follow maintenance instructions;
- unauthorised alteration or third-party works;
- customer-supplied or manufacturer-excluded items;
- building settlement or movement;
- external or concealed water ingress;
- pest damage;
- condensation, mould or humidity not caused by defective work; or
- reasonable material variations described in these Terms.
19. Intellectual Property
Website content, logos, photographs, videos, drawings, designs, VR materials,
software and layouts are owned by or licensed to BTO Group Reno.
They may not be copied, distributed, modified or commercially used without prior
written permission, except as permitted by law.
Quotations, drawings and design concepts may not be submitted to another
contractor for production or construction without written authorisation.
20. Customer Content and Project Media
A customer submitting a review, photograph, drawing or other content confirms
that they have the right to provide it.
Project photographs, videos, testimonials, floor plans and addresses will only
be used publicly where consent has been obtained, identifying details have been
appropriately removed, or the material may otherwise lawfully be used.
Unit numbers, addresses, names and other identifying information may be obscured
for privacy.
21. Personal Data
Personal data may be collected, used or disclosed for enquiries, quotations,
reservations, payments, project coordination, permits, delivery, installation,
warranty, customer support, fraud prevention, legal compliance and marketing where
consent or another lawful basis applies.
Data may be disclosed to authorised employees, contractors, suppliers, payment
processors, delivery providers, software providers, professional advisers and
authorities where reasonably necessary.
Personal data will be handled in accordance with our Privacy Policy and applicable
Singapore data-protection requirements.
22. Third-Party Websites and Services
This website may link to payment providers, social-media platforms, design tools
and other third-party services. BTO Group Reno does not control their availability,
content, privacy practices or separate terms.
23. Website Availability and Liability
We do not guarantee that the website will always be uninterrupted, error-free or
available.
To the extent permitted by law, BTO Group Reno is not responsible for loss caused
solely by temporary website unavailability, third-party system failure,
unauthorised cyber activity outside its reasonable control, incorrect
customer-supplied information or third-party services.
Nothing in these Terms excludes or limits liability or consumer rights that cannot
lawfully be excluded.
24. Notices and Written Approvals
Notices, approvals and project communications may be sent by email, WhatsApp, SMS,
website account notification, written quotation, signed document or another
contact method supplied by the customer.
The customer is responsible for keeping contact information current.
25. Changes to These Terms
We may update these Terms to reflect changes in law, website functions, payment
services, renovation packages or business practices. The updated version will be
published with a revised “Last updated” date.
Changes will not retrospectively alter an accepted quotation or contract unless
agreed by the parties or required by law.
26. Fair Dealing and Severability
Nothing in these Terms excludes any right or remedy that cannot lawfully be
excluded under Singapore law.
If a provision is invalid or unenforceable, it will be adjusted or severed to the
minimum extent necessary, and the remaining provisions will continue to apply.
27. Governing Law and Dispute Resolution
These Terms are governed by the laws of Singapore.
The parties should first attempt to resolve a dispute through direct discussion
and, where appropriate, mediation.
If unresolved, the dispute will be subject to the jurisdiction of the courts of
Singapore, without prejudice to any claim that may properly be brought before the
Small Claims Tribunals or another competent body.
