Group Renovation for Heart of Yew Tee BTO — 68 Two-Room Flexi Homes, Keys Out Now

Heart of Yew Tee is one block of 68 two-room Flexi homes for seniors, above a hawker centre and polyclinic. What a short lease should do to your renovation budget, the fit-out dimensions that matter at 55+, and why five homes out of sixty-eight is one corridor.

A Heart of Yew Tee BTO renovation is not like any other BTO renovation in Singapore, and the advice written for typical BTOs does not fit it. One block. Sixty-eight homes. Every one of them a 2-room Flexi, on a short lease, for owners aged 55 and above — sitting directly above a hawker centre, a polyclinic and a community club.

Keys are in the estimated September 2026 window, which means the whole block is deciding at once. For a development this size that is an advantage: you do not need a Telegram group of four hundred strangers to form a renovation group. You need to talk to the neighbours on your floor.

Heart of Yew Tee BTO at a glance

Heart of Yew Tee sits bounded by Yew Tee Close, Choa Chu Kang Street 62 and Choa Chu Kang North 6. It is a single 10-storey residential block integrated with a 6-storey commercial block, holding 68 two-room Flexi homes. Yew Tee MRT (NS5) is a short walk, with Yew Tee Point and Yew Tee Square beside it.

The unit mix is the thing to understand. These are 2-room Flexi flats for seniors aged 55 and above, offered on short leases from 15 to 45 years in five-year steps. That shapes every fit-out decision below.

What to spend on in a 2-room Flexi, and what to skip

A compact flat on a shorter lease does not need the same renovation budget as a 4-room on a fresh 99 years. The same money goes a great deal further when it is aimed at the things you touch every day.

Worth the money on a short lease

  • Kitchen run — used every single day
  • Wardrobe interior — fittings, not facades
  • Lighting and sockets where you actually stand
  • Bathroom grab rails and a level threshold

Not worth it

  • Feature panelling that only shows in photographs
  • Full false ceilings through the whole flat
  • Stone everywhere instead of where it earns its keep
  • Anything that cannot be changed later without demolition
Spend on what you touch every day, not on what shows in a photoIn a compact flat the kitchen run and the wardrobe interior earn their cost back daily. Panelling does not.

A starting point, not a rule. Check what your HDB Optional Component Scheme already covers first.

What that means in practice:

  • Take the Optional Component Scheme seriously. If your flat came with flooring and sanitary fittings already done, that is work you should not be paying to redo. Check what is already installed before anyone quotes you for hacking.
  • Spend on what you touch every day — the kitchen run, the wardrobe interior, the entry storage — and leave the feature walls alone.
  • Avoid anything that has to be demolished to change. Built-in platforms and full-height fixed partitions are expensive to undo and rarely worth it here.

A tight 2-room can still live well — we went through the moves that make one feel bigger in 2-Room Flexi and 3-Room Fit-Out. What a full fit-out here covers is set out on the 2-room BTO renovation package page.

Fit-out details that make a compact 2-room easier to live in

Designing well for owners aged 55 and above is not about grab bars everywhere. It is a handful of dimensions and hardware choices that quietly decide whether a cabinet actually gets used.

Indicative heights to finished floor level, for a 2-room Flexi fit-out. Green is the comfort zone, roughly 400 to 1500 mm. Adjust to the person who will actually live there.
HeightWhat sits there
1900 mmTop shelf of a tall unit — nothing daily lives up here
1500 mmAbove this you need a step. Twice-a-year storage only
1400 mmWall cabinet base — lower it if the cook is under 1.6 m
850 mmKitchen worktop — standard height, comfortable standing or seated
600 mmPull-out basket — brings the back of the cabinet out to you
400 mmBelow this is low reach: heavy, rarely used, or on pull-outs
250 mmPlinth drawer — heavy pots, not the everyday plates
Hardware matters as much as heightLever handles and D-pulls over knobs, soft-close on everything, and light inside the wardrobe.

Indicative heights to finished floor level. Adjust to the person who will actually live there.

  • Nothing important above shoulder height. Daily items belong between knee and shoulder. High cabinets are for the things you use twice a year, and they should still be reachable from a stable step.
  • Pull-outs instead of deep low cupboards. A base unit you have to kneel and reach into is a base unit that ends up empty. Drawers and pull-out baskets bring the back of the cabinet to you.
  • Lever handles and D-pulls, not knobs. Hardware that opens with a closed fist works for everyone, wet hands included.
  • Light where you actually work. Under-cabinet lighting on the worktop, a lit wardrobe interior, and a switch you can find at night. A real kitchen needs far more light than a showroom suggests.
  • Rounded or softened edges at hip height, especially along the route to the bathroom.
  • Soft-close everything. It is not a luxury item; it is what stops a door catching a finger.

None of this costs more than the decorative alternatives. It is a specification choice, made once, at drawing stage.

Damp, above a hawker centre

An integrated development is a genuine convenience — a polyclinic and a hawker centre in the same building is hard to beat. It also means the block works harder: more cooking, more people, more moisture moving around. Two practical consequences for carpentry:

  • Seal the edges that face wet zones. Under the sink, beside the washing machine, and the bottom edge of any base cabinet. This is a step on the production line, not an afterthought — you can go and watch it happen.
  • Ventilate the entry storage. Shoe cabinets in Singapore need airflow, not a sealed box — we covered the detail in Entryway Shoe Cabinets & Whole-Home Storage.

Group renovation at Heart of Yew Tee: sixty-eight homes is enough

Group buying works on repetition, and a single-typology block is the purest version of it: every flat here is a 2-room Flexi, so the same kitchen run and the same wardrobe carcass repeat sixty-eight times. The factory batches them instead of cutting one-offs.

  • 5 homes — 10% off
  • 20 homes — up to 15% off

Five homes out of sixty-eight is one corridor. Reserve with a S$150 deposit, fully refundable if the group does not form, then pay in stages tied to real milestones. The full arithmetic is in Renovate Together, Save More.
